Legal suites are a common route homeowners are taking to ease the pressure of household finances.

Whether for short-term or long-term rentals, this additional cash flow can offset mortgage payments or other family bills.

Legal suites are available in the new northwest Calgary community of Ambleton. The comfort and functionality of one such space is demonstrated in a new show home by Sterling Homes.

The 2,472-square-foot Legacy is a front-drive single-family model. While the show home has three bedrooms above grade, there is an opportunity to have four.

In its legal suite, there’s another bedroom.

This developed basement sets up like its own apartment. In addition to the bedroom, bathroom and rec area, there is a dining area and kitchen. The kitchen is shown with stainless steel appliances, including an over-the-range microwave.

If a family is uninterested in renting this space, they may see its value for an adult child going to college or university.

Adding privacy to this arrangement, as seen in the show home, is a side entrance delivering direct access to the staircase to the basement. This prevents the need for the person occupying the legal suite to need to walk through the main floor in order to access it.

The back stretch of main level fills with natural light. The primary source of this sunlight are the windows in a soaring open-to-above great room along the rear-facing wall. In this space, there are two rows of towering windows, including ones flanking an elongated fireplace on the side wall.

Next the the great room is a dining area that backs onto sliding glass doors that open to a rear deck. These two spaces connect to a central L-shaped kitchen through an open-concept design.

Standing behind the kitchen island, there is a direct view of the great room. This makes it easy for a person to move from one space to the other and maintain eye contact and conversation with a person remaining in the other room.

The island sits beneath pendant lighting and has a sink and eating bar that seats at least three people.

This is one of two cooking spaces in this home. The other is an enclosed cooking space, commonly referred to as a spice kitchen.  Featuring an oven, sink and cabinets, it is intended to restrict movement of strong scents from some cuisines to other ends of the main floor.

People who work from home have an ideally positioned space in which to be productive. Closed off by double doors, the home office is just a few steps away from the foyer. This is handy for greeting co-workers or clients, or receiving work-related deliveries.

The second level is mindful of conveniences, as well. In the master bedroom, which features an eye-catching tray-style ceiling design, the ensuite, walk-in closet and laundry room all connect.

This creates a singular space in which to get ready for one’s day. For instance, linking to the laundry room allows one to dig out the top they wanted to wear out of the dryer, despite not having time to fold and put away the recent load of laundry.

In the ensuite, a vanity with two sinks faces a free-standing tub with stylish tile on the wall behind it. The same tile is used, full-height, in an elegant shower with a glass door.

The secondary bedrooms are arranged side-by-side with windows that overlook the front yard.
