Bridgeport: Chestermere's newest community links people with place

Qualico Communities’ plan includes three large parks, a public-school site and a small commercial area, with homes for 4,000 residents.

Almost half a section of land on Chestermere’s west side is being transformed into one of this growing city’s newest communities — Bridgeport. Developed by Qualico Communities, Bridgeport will extend north from the community of Dawson’s Landing (also developed by Qualico Communities), and west from Rainbow Road.

Bridgeport, which takes its name from its central location, provides a gateway or “bridge” between Calgary and Chestermere, and a “port” to Chestermere and Chestermere Lake.

These two elements lie at the heart of Bridgeport’s community design.

“The community borders Chestermere Boulevard, which transitions to 17th Avenue S.E. in Calgary, and therefore bridges the two communities together,” says Monica Bilyk, Qualico Communities’ marketing and communications co-ordinator.

Gracing 251 acres (101.6 hectares), the new community offers plenty of natural beauty and access to amenities both within the community and nearby. Three large parks, a public-school site, and a small commercial area on the south end of the community, adjacent to Chestermere Boulevard are planned for the first phase of development.

From Bridgeport, access to neighbouring communities is quick and easy. Building on the retail and commercial offerings planned for the community, residents will be able to access East Hills Shopping Centre via Highway 1 and 17th Avenue S.E.

It’s location also offers access to Chestermere’s main event — Chestermere Lake, the focal point of the city. A public boat launch is close by, as is Lakeside Golf Club.

 “Chestermere really is an all-season city,” says  Bilyk.

“It’s a great city to live in because it offers a relaxed lifestyle where you and your family can stay active throughout the year. In the summer, there’s the opportunity to swim, waterski and kayak on Chestermere Lake. In the winter, you can skate and snowmobile.”

Chestermere also boasts plenty of walking and cycling trails, three new dog parks (one is 2,000 metres long) and four new sport courts.

Lakeside living has always been a beacon for fans of nature and a more relaxed pace of life. In this rapidly growing city — the population currently sits at 24,000 and is expanding — nature abounds and Bridgeport will be no exception. The community plan integrates the natural habitat into the scape.

“We will be retaining the 12-acre wetland and will incorporate it into our larger storm water management ponds, totalling over 20 acres between the two,” says Mike Anderson, senior development manager at Qualico Communities.

Qualico’s Bilyk suggests that Bridgeport’s demographic will likely mirror that of Dawson’s Landing, Qualico’s community directly adjacent and to the south of Bridgeport, attracting families with young children and those looking to escape city life and the traffic that comes along with it.

“With fewer cars and people than the city of Calgary, you’ll spend less time in traffic and more time with your family,” says Bilyk.

Dawson’s Landing is currently mid-swing in Phase 4 of development and features a new playground and pathway system around the innovative kidney-shaped storm water pond.

Like Dawson’s Landing, Bridgeport will offer homebuyers a diverse selection of designs from front-drive and laned single-family homes to townhomes and laned duplex homes, giving individuals the opportunity to “reside in one place for a lifetime.”

Architectural guidelines are still in the works, but designs will include contemporary craftsman, contemporary prairie, mid-century modern and farmhouse, all with generous use of brick and stone.

“We really want to create a welcoming and comforting neighbourhood,” says Bilyk.

The comprehensive builder group includes Sterling Homes, NuVista Homes, Broadview Homes, Shane Homes, Trico Homes and StreetSide Developments.

Construction on Bridgeport is well underway with show home openings slated for early 2025. The multi-phased community will unfold over 30 years in seven phases and encompass several sections of land. At final build-out, 4,000 residents will call it home.

In addition to Bridgeport, Qualico Communities is currently developing several other communities across Calgary and area including Ambleton, Hotchkiss, Crestmont View and Vermilion Hill in Calgary, Rivercrest and Southbow Landing in Cochrane, Vantage Rise in Airdrie and Dawson’s Landing in Chestermere.
